5. I am going to help you negotiate a better price and terms on the home. This could include warranties, closing costs, rate buy down on your mortgage, closing date, etc.

6. I am going to help you find the correct loan for your home and get you second opinions if needed. I will go over your good faith estimate and settlement sheet and point out any fee's or cost that are excessive or junk fees. 9. I am going to be available after the close of your home if any issues come up. If you decide to improve your home, I will help you with my experience as to what improvements will increase the value in your home and which ones will not.

10. I will be at your closing to make sure that the last day of our home search together is a smooth and happy one.
